through their references before trusting them to build the home of
your dreams.
Selecting a builder for a custom home is unlike a product purchase
where you can see the end product and make a decision to buy based on
quality and price. For custom homes, you are purchasing a
service like a legal or real estate service provider. Therefore,
integrity, trust, and reputable business practices are the indicators
of the quality of the service you are purchasing. You can find a great

What is the process for getting our new home
started?

New York State requires that a registered architect
or engineer stamp all structural and fire separation work. Once
you have stamped plans and a building lot, the finished specifications
are established, and the cost projection fixed, the well is drilled,
if necessary, and the septic system designed. All of this
information is submitted to the local building official, a permit is
issued and construction begins.

- How do Sunny Brook Builders work with
payment schedules?
- We are very flexible. We typically try to set up
billings that are commensurate with the amount of construction
completed. Therefore, we would typically bill after the
foundation inspection, after the framing inspection, etc.
- How does financing work?
- Typically, custom homes are a blend of savings,
proceeds from the sale of a previous home and/or a construction loan.
If you need assistance in securing financing, we can help you with
bank contacts.
- Can we perform some of the work ourselves?
- Yes. We can provide instruction on
installation techniques, and we provide scheduling information well in
advance.

Can we purchase cabinets or appliances ourselves?
Yes, often customers have spent so much time
selecting appliances, fixtures, cabinetry and finished surfaces such
as tile that they wish to purchase them directly. This is not a
problem. We have two requests if you do: 1) that you are
responsible for any warranty issues, and 2) that these items be on
hand when we need them to keep the project on schedule.
